Article VIII. STRUCTURE AND PLACEMENT REQUIREMENTS  


The following regulations apply to the placement of structures within their corresponding zoning districts.

Minimum lot size standards. The purpose of the minimum lot size requirements of this ordinance is to accomplish three main tasks. The first is to protect the public safety by maintaining adequate lot size in order to support particular water and sewer facilities on a lot or parcel. The second task these regulations are intended to accomplish is to maximize efficiency which will in turn minimize the amount of revenue needed to maintain certain public facilities. The third and final task is to mitigate the adverse impact that certain land uses may inflict on neighboring properties.

Minimum lot width requirements. Minimum lot width requirements are intended to promote the health, safety, and welfare of the general public by assuring sufficient spatial distribution in coordination with certain activities carried out in each particular land use district.

Front yard setback requirements. The front yard setback is defined in this ordinance as the distance between the principle land use and the public easement for which it faces.

Side yard setback requirements. Side yard setbacks enable the passage of utility vehicles necessary to perform certain functions to structures on a parcel of land or a neighboring parcel. In the event of fire, side yard setbacks are important to maintain a safe distance for protection from the spread of the fire.

Rear yard setback requirements. Rear yard setbacks serve a purpose similar to that of side yard setbacks.

Note: Minimum lot area standards established are for lots within public water and public sewerage. Lots developed with only public water require 20,000 square feet of area. Lots without public water or sewerage require one acre. (See health department.)
